Valuation
 
The aim is to sell your property for the best possible price in the shortest possible time. We have extensive knowledge of property values in this area and we are able to achieve asking prices over and over again.
 
 
Instructing a solicitor
 
An efficient solicitor is important and it is a good idea to do some research and make a decision before you put your property on the market. This will reduce delays.
 
We can recommend solicitors with whom we have worked.
 


Presentation
 
First impressions are always important and the presentation of your property is a key factor for a successful sale.
 
At the very least, add a fresh coat of paint where it’s needed; de-clutter and keep the house or flat tidy for viewings.
 
We almost always use a professional to take photographs of your property and prepare floor plans.
 


Marketing 
 
Within an hour or so we will have your property published on our website www.movingcity.co.uk  and all the major property portals such as Primelocation Findaproperty, Zoopla and many more.  Our negotiators will notify all likely applicants on their databases, either by phone or by e mail to arrange viewings. We will also put up a For Sale board at your property, unless you prefer not to have one.
 
 
Viewings
 
Our offices are open 9am-6.30pm Monday to Friday and 10am-4pm on Saturdays. After normal hours viewings can be arranged.
 
 
Offers
 
All offers we receive will be notified to you immediately and we will veriphy the buyer's ability to proceed before you make a decision. 
 
 
Offer Accepted
 
• Once you accept an offer we will do the following:
 
• Prepare the memorandum of sale
 
• Write to all parties to confirm the agreed price
 
• Ask you to confirm your solicitor's details 
 
 
Once instructed, your solicitor will send out a draft contract to the buyer's solicitor who will then carry out preliminary enquiries. At this stage you will be able to organise a date for the survey on your property, the exchange of contracts and the preferred date for completion.
 
We will advise you and negotiate on your behalf throughout this process, keeping you informed of activity.
 
You are NOT legally bound until contracts are exchanged.
 
Exchange of contracts
 
Exchange of contracts occurs when the following have been agreed:
 
Preliminary enquiries following receipt of the draft contract
 
Evidence of a good title
 
Specific issues highlighted in the lease, if this is relevant.
 
Local search queries
 
Fixtures and fittings to be included in the sale
 
The buyer's mortgage offer
 
Once the contract has been signed by both parties, the deposit (this is usually 10% of the purchase price) will be transferred or paid by banker's draft by the buyer's solicitor, to your solicitor. The completion date is then set by agreement.
 
At this stage, you need to book a removal firm or storage facilities and the termination of services such as water, gas, electricity, telephones etc.
 
 
Completion
 
This is when the balance of the purchase price is transferred from the buyer's solicitor into your solicitor's account.
 
Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.
