We charge 2% for all sales transactions and work on a no completion no fee basis.
From 17 August 2007, every home put on the market on or after 10 September 2007 with three or more bedrooms will need a Home Information Pack, which includes a home energy efficiency rating. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.
The Packs will contain an Energy Performance Certificate and other key documents such as evidence of title, local authority and drainage and water searches, and key leasehold documents where appropriate. As an estate agent we are under a duty to ensure there is a Pack available, and we will endeavour to compile the necessary information as quickly as possible so as to cause minimum inconvenience to yourselves.
